Southern Minnesota is full of towns where a USDA loan may be an option. Eligibility is about the address and the household income — not whether you farm.

The short answer

A USDA guaranteed loan (Section 502 Guaranteed) is backed by USDA Rural Development for homes in eligible rural and small-town areas, for households under the county income limit. For eligible borrowers there is no down payment requirement; an upfront and an annual guarantee fee apply. Two USDA programs, one of which we handle

The Section 502 Guaranteed loan is made by approved private lenders and guaranteed by USDA. That's the program BLG originates through its wholesale lenders. The Section 502 Direct loan is made by USDA itself for low- and very-low-income households; you apply for it through the USDA Rural Development office, not through a broker. If your income points toward Direct, we'll tell you.

Is the property eligible?

USDA publishes an eligibility map by address. Larger cities are generally outside eligible areas, while many surrounding towns and rural addresses fall inside them. Boundaries are updated periodically, so check the exact address on USDA's eligibility site before you fall in love with a house.

The home must be your primary residence. It can't be an income-producing farm, and acreage should be typical for the area. Outbuildings, wells, and septic systems are fine when they meet program and appraisal requirements.

Does the household income qualify?

USDA income limits are set by county and household size, and they count the income of every adult in the household — not only the people on the loan. Certain adjustments, such as those for dependents, childcare, and elderly or disabled household members, can bring counted income down. Because this is where most USDA files get complicated, we run the calculation before you shop.

Fees, underwriting, and refinancing

USDA charges an upfront guarantee fee, which can be financed, and an annual fee paid monthly. Both are itemized on your Loan Estimate. Files are underwritten through USDA's Guaranteed Underwriting System (GUS), and the guaranteed program has no set maximum purchase price — the limit is what your income and debts support. Existing USDA borrowers may be eligible for a USDA streamline refinance.

Do I have to be a first-time buyer for a USDA loan?

No. USDA guaranteed loans are not limited to first-time buyers, though borrowers generally cannot already own adequate housing in the area.
